When our listing at 3649 Chevy Chase Drive closed on January 8, 2026, it didn't just mark a sale. It became the story of the month. This custom-built River Oaks mansion, listed at $13 million and sold for at least $10 million, topped every ranking of the most expensive homes sold in the greater Houston area that January. Six major media outlets took notice, and for good reason.

Designed by Houston architect JD Bartell and built by Al Ross, the estate is a masterclass in European-inspired transitional design. The Challenges

Listings at this level come with their own set of complexities, and this one was no exception. Marketing a $13 million property means reaching a very specific buyer, someone with the means, the taste, and the decisive mindset to act on a home of this caliber. That pool is small, and getting in front of the right people requires more than a great listing. It requires relationships, strategy, and a marketing approach that matches the property's prestige.

At the same time, a home this size and this custom can be a double-edged sword. Every thoughtful detail, from the catering corridor to the Control4 integration, needed to be communicated clearly so buyers could see themselves living in it, not just touring it. The goal was always to make 11,695 square feet feel like a home, not a showroom.
